What are the application requirements?
Income to rent ratio 2.5 and must pass a background check.

Yes, you can schedule a virtual or self-guided tour online or by calling the leasing office.
What is the security deposit amount, and is it refundable?
1 bedroom deposit at $700, 2 bedrooms $1,000, and 3 bedrooms $1,300. The deposit is refundable.
When is rent due, and what are the payment methods?
Rent is due the 1 st of the month with grace period up to the 3rd of the month. We offer online payments through the resident portal, accept ACH payments, credit card payments, cashier’s checks and money orders.
What utilities are included in the rent?
Utilities are not included with the rent.
How do I set up my electricity/water/gas?
Electric provider is through PG&E 1(800)743-5000.
Is renter’s insurance required?
Yes, renters’ insurance is required with a coverage of $100,000.
Are there any additional monthly fees?
Water, trash and sewers are paid for in office, Rent Plus of $8.95 per account.
Is the community pet-friendly?
Yes.
Are there breed or weight restrictions?
No weight restrictions, just no aggressive breeds allowed.
What are the pet fees?
$50 pet rent per month.
What is the smoking policy for the building and common areas?
No smoking is allowed.
What is the guest policy for overnight stays or using amenities?
Guests may stay up to 2 weeks and must be accompanied by the residents to all amenities.
How do I submit a maintenance request?
Maintenance requests can be made through the resident portal or by contacting the leasing office by phone, email, or in person.
What qualifies as a maintenance emergency, and who do I call after hours?
Fire or Water, we provide an after-hours emergency phone number.
How are packages handled?
Packages are left at residents’ front doors
Is there extra storage available on-site?
No.
When is "quiet time" for the community?
8 AM to 10 PM.
What are the hours for the pool/gym/clubhouse?
Pool 9 AM- 9 PM and Gym 6 AM to 10 pm
Is there assigned parking, and is there a fee for extra vehicles?
Yes, there is assigned parking.
